Frequently Asked Questions
1. What is the difference between a Manufactured home and a Modular Home?
-
The main differences between Modular and Manufactured (aka mobile homes) are construction standards, materials and foundations.
-
Manufactured / Mobile homes are built on a steel frame and are normally placed on wood blocking, concrete pillars and sometimes on metal posts.
-
Modular homes are built with a wood floor system and are designed to go on a either a crawlspace or a basement.
-
CSA Approval.
-
Modular homes are built to Canadian Standards Association CSA-A277 (Canadian National Building Code) and are built to meet BC Building Code. These Standard Specifications include engineered floor trusses, 2 x 6 exterior walls, 8' & 9' ceilings and primed and painted drywall.
-
Manufactured / Mobile homes are manufactured to Canadian Standards Association CSA-Z240.
2. How is quality managed during construction?
Every home undergoes third-party inspections and is backed by a rigorous internal quality control system. Our trained professionals monitor materials and craftsmanship throughout the build, ensuring your home is durable, comfortable, and built to last.
3. Is modular construction as reliable as traditional building methods?
Absolutely - and often more so. Our homes follow the same building codes as site-built homes and meet Z240 building code requirements. The factory-controlled environment eliminates weather delays, prevents moisture damage, and ensures precision workmanship at every stage.
4. How long does it take to build a modular home?
Once your design and financing are finalized, most modular homes can be built, inspected, and delivered within 8 to 16 weeks, depending on customization, site prep, and location. Modular construction is significantly faster than traditional builds thanks to our parallel process - while the site is prepared, your home is built in our climate-controlled factory.
5. Why is modular construction faster than traditional homebuilding?
Our modular process allows foundation work and home construction to happen at the same time. Framing, electrical, insulation, and interior finishes are completed indoors without delays from weather or trade disruptions. The result is a quicker, more efficient path to homeownership - often faster than buying an existing home.
6. Are Crafted Modular Living homes energy efficient?
Yes, our homes are built to meet or exceed Step 5 of the BC Energy Step Code, the highest standard in residential energy efficiency. Step 5 homes are Net Zero Energy Ready, meaning they can produce as much energy as they consume when equipped with renewable energy sources.
7. What certifications and standards do Crafted Modular homes meet?
We are certified by QAI, an independent third-party regulatory body that ensures all homes meet strict building and energy performance standards. Additionally, our internal quality assurance process tracks every phase of the build, from materials to final finish, for consistency and excellence.
8. How does modular construction support sustainability?
Building in a climate-controlled environment minimizes waste, reduces excess material use, and avoids on-site inefficiencies.
Our modular process also lowers your ecological footprint, making it a smarter and greener option for environmentally conscious homeowners.
